How to get a Maryland Real Estate License by Reciprocity

If you are actively licensed in another state: 
You can apply for a Maryalnd license by Out-of-State Waiver” (limited reciprocity).
You will need to pass the MD state portion of exam required.
Exception:  Licensees in PA and OK have full reciprocity (no exams required).

Here are the steps.

1- You need to provide a certification of license/history from your state (within 30 days of certification issue date).  Contact your state Commission or Board to request.  Fees normally required.
How to send it to Maryland.
By Mail:  The certification must be an original dated within 30 days of certification issue date. 
Also include a cover letter, personally signed, with your mailing address and complete contact information, including an e-mail address. Send to the Education Director, Maryland Real Estate Commission, 100 S. Charles St., Tower I, Baltimore, MD 21201.
By Email:  You may also request your state to email directly to  mrec.licensehistory@maryland.gov.  If possible, request that you also receive the certificaton by cc to your email.   You will also separately need to send the Cover Letter. You can mail it as noted above.  You can email but you should digitally sign and date it (docusign is easiest).  It is best to wait until you receive the email by cc so Maryland has the license history when you send your cover letter.

2- After you receive the authorization from Maryland to take the exam:  
Effective 4/1/2025, PSI no longer allows exam applications by mail or fax.
You will need to apply online at:
test-takers.psiexams.com/mdre
Click “select an exam” and choose broker or salesperson.
Then Create an Account and complete that. Next, click Apply Now. 
You will need to upload the Maryland Commission approval (as a pdf).
When done, click Save/Continue.  Your application will be pending.
You will receive an email to confirm. Then login to schedule your exam.
Finally, You will receive an email to confirm your exam.

The Exam:
There are 30 questions for MD salesperson (40 for brokers).  PSI has multiple sites in Maryland to take the exam on their website.  Exam sites at last count included Baltimore, College Park, Crofton, Hagerstown, Lanham, and Salisbury.

3.  How to pass the MD portion of the PSI exam: 
Maryland real estate exam prep online course (called Qbank). 
 It is for the Maryland Portion ONLY, not national.   This is a bank of practice question and answers with explanations.  The course is called Maryland Real Estate Drill and Practice Q-Bank.  It has a large number of practice exams with a percentage guide to decide you’re ready for the exam. 
Note:  The PSI website has practice exams, but they are only national and not state specific. So no need to take that for reciprocity. Best of luck on your exam!
